Hangar Insurance

Can anyone advise what type of policy, and with whom they are insured with, for “a builders’ policy”. Not looking for coverage for a completed “flying” aircraft, but rather liability only protecting the airport and city/county operating it and demanding it.
Not that concerned about covering the aircraft, my tools or equipment, although would be willing to look at that depending on costs. I’ve been an EAA member for 30 years. AOPA does not want to touch it. They declined me yesterday. Both Falcon and Avemco want to insure my “build”, as a “flying aircraft”.....
Along with terminating all prior hangar agreements in effect at my airport, and of course an appreciable increase in rents, my city is requiring a “general liability” policy with $1 million/$100,000. coverage, not in motion, ground only.

Does your project have an airworthiness certificate yet?

I’ve run into this before. If you’re still building you don’t have an aircraft. Sounds like they are demanding coverage for an aircraft. Apples and oranges. A general liability policy may satisfy them. Check with the RAFEs insurance people. Ask for a Tracy Martin

If you have a Homeowners Policy, you should be able to add the airport authority as an additional insured for liability coverage, which should satisfy the requirement. Be sure to adjust the liability amount on the policy to the limits needed.

I should have mentioned from the get go, my A/C has an airworthiness certificate and It is undergoing rebuild. I have been using my homeowner’s policy in the past couple years with zero problems from my airport. Now with the new agreements being “offered”, (take it or leave it attitude), homeowners isn’t good enough, even with the airport and city being named as additional insured.

I agree.......Why should anyone have to pay “full boat” so to speak for an aircraft that will not be flying during a building “or” rebuild period?
Near zero exposure for them unless I burn the hangars down in my row, or someone gets injured “within” the confines under my immediate control......🤔

veripilot, we also have to have hanger insurance at my airport. Mine is through Accord (through Avemco) It's about $120.00 a year for $100,000.00 of liability. The certificate holder is the Port of Hood River, Or. who owns the airport.

Go to a broker that does general liability. It is like liability for your house or business property not contents.

Rysz, through your contact at “Aviation Insurance Resources”, Frederick MD, I was put in contact with “Jon Shimer” a co-employee of your contact there. He was very aware of the RAFE and your development of it to where it is today.
He is a pilot, MEL/A&P, and understands all things aviation. He stated that his agency employs about a dozen agents who are all pilots, and theirs is an independent agency that shops all underwriters in the industry.
He was able to write a policy with “Starr Builders’ Risk” Insurance with One million dollars “smooth” liability, for just $200. per year.
This gets my airport and the city off my back, as well as allows me to stay in the hangar.
